Description:
I am a real estate investor in Chicago, IL, preparing to build a new single-family home on a 25×125 lot (3,750 sq ft, zoned RS-2). I need a complete set of architectural drawings/blueprints suitable for city review and permitting.
Project Details:
• Location: Chicago, Illinois, USA
• Lot Size: 25 ft × 125 ft (3,750 sq ft, RS-2 zoning)
• Building Type: Single-family residence
• Size: ~1,800–2,000 sq ft, 2 stories + finished basement
• Layout: 4 bedrooms, 3 bathrooms
• Garage: 2-car detached (rear of lot, alley access)
• Exterior: Please prepare elevations for both vinyl siding and brick veneer (face brick)
• Roof: Asphalt gable roof
I want the house to be designed in a Chicago bungalow style, to match the character of the block.
By that I mean:
• Rectangular, narrow lot form (25 ft wide × ~70 ft deep footprint).
• Low-pitched gable roof (asphalt shingles).
• Front stoop or small porch entry with stairs.
• Large front windows (or bay window if possible).
• Exterior finish: please prepare elevations for Option A: Vinyl Siding (lap style) and Option B: Brick Veneer (face brick skin).
• Finished basement included in the floor plan.
I want it to feel like a modern infill Chicago bungalow so it blends with the other brick bungalows on the block, but with updated interiors (open floor plan, modern kitchen, bedrooms upstairs).
Deliverables:
1. Floor plans (all levels)
2. Elevations (front, rear, and sides)
3. Site plan (building placement on lot)
4. Exterior finish notes: vinyl siding vs. brick veneer option
5. PDF and CAD (DWG) files
Important Notes:
• I will require a local Chicago-licensed architect/engineer to stamp/seal final drawings for permit, but your role is to produce the working set of plans.
• Please confirm your knowledge of U.S. residential design standards.
• Include how many revisions are included in your offer.
• Share recent house plan samples you’ve done (bonus if for U.S. markets).
Timeline:
• Looking for initial drafts within 2 weeks, final deliverables within 30 days.
