15,000-sqft Office Space Planning
Budget: $3,000 – $5,000 USD
I am developing a new 15,000-square-foot building whose primary purpose will be administrative work. I already know I will need roughly 10–20 private offices, and I want the remainder of the floor area to balance productivity and hospitality. The program must therefore weave in:
• Conference rooms
• Break rooms
• Collaborative work areas
• Kitchen and pantry zone
• Reception with adjacent lobby
• Dedicated IT/server room
• Flexible meeting room(s)
• Small auditorium or town-hall space
Scope of work
1. Translate my head-count data into a clear space program showing square-footage allocations and adjacencies.
2. Develop at least two test-fit layouts that illustrate circulation, workstation clusters, and future expansion zones.
3. Refine the preferred option into a detailed floor plan suitable for architectural hand-off—CAD or Revit preferred, with layered drawings for walls, furniture, and services.
4. Provide a brief design narrative covering code considerations, suggested furniture typologies, and any quick-win sustainability moves.
I expect an iterative approach: an initial concept round, one consolidated revision, and a final package that includes the editable file, a plotted PDF, and a high-resolution presentation board.
Experience with commercial space planning standards, ergonomics, and workplace strategy will be highly valued.
