Two-Floor Extension & Re-Plan
Budget: $30 – $250 USD
I own a mixed-use building that now holds four street-level shops (6 m clear height) and one residential floor. The plot is 950 m² with 570 m² already built. I’m ready to transform it into a purely residential, three-storey property and need an architect/engineer who can redesign the structure and deliver full construction documentation.
Scope of change
• Demolish the internal shop partitions and convert the entire ground level into a secure parking garage, allocating one space per future flat.
• Insert a mezzanine (new intermediate floor) within the existing 6 m void, then add an additional full floor above the current first floor, ending with:
– Ground: parking only
– Mezzanine: 6 flats, each ±75 m²
– First: 6 flats, each ±75 m²
– Second: 6 flats, each ±75 m²
• Reconfigure the present first-floor layout to suit the new apartment grid.
• Preserve the external footprint (570 m²) while maximizing internal living area.
Key preferences
• Construction: light gauge steel framing is my first choice for the new storeys; traditional methods could be discussed if they clearly outperform LGS.
• Overall look: I lean toward a modern yet timeless façade that harmonises with neighbouring buildings.
• Primary driver is maximising usable space without compromising structural integrity.
What I need from you
1. Revised architectural floor plans, elevations and sections (DWG/Revit).
2. Structural concept for the mezzanine and upper floor in light gauge steel, including column/beam layout and load calculations.
3. Ground-floor parking layout with ramp, circulation widths and clearances that meet local code.
4. MEP intent drawings indicating vertical shafts, main runs and equipment zones.
5. Bill of quantities and a basic phasing schedule so the contractor can price and stage the works.
6. Drawings formatted for authority submission plus a set optimised for on-site use.
I have the original architectural files; you’ll receive them once we start. Please outline your relevant projects, software you’ll use, and the time you need to reach permit-ready drawings.
also I need to make extension in the building in the front above the outside parking as add to the mizaninand first and second floor , add more spaces to the flat . divie each floor into as many appartment as you can but not less than 75 m2 each flat and each flat must have one parking
