Traditional 2-Car Garage with Workshop
Budget: $750 – $1,500 USD
I need a detailed MEP/NEC plan for a traditional-style 2-car garage measuring approximately 24'x32' (700-800 sq ft), which will also include a 4'x5' half bath.
The Building:
- The building will sit on a concrete foundation, incorporating the geotechnical report (to be provided) and detailed cross-sections showing how the foundation ties into the framing, walls, and roof.
- The long side (~32 ft) will face the house and feature an 8'x16' centered garage door.
- A 36"x80" entry door will be on the left front side.
- Four 32"x36" windows: one on each side centered, and two in front flanking the main garage door.
- A 4'x5' half bath with a 24"x24" window will be located on the left-hand side of the building, facing the back.
- Interior insulation and drywall will comply with state and city codes.
- Exterior finish will be stucco or painted wood (TBD).
- Roof design will match samples provided, with roofing material TBD to match the house.
The Plumbing:
- Cold water supply for toilet and sink.
- Electric on-demand hot water heater for the sink.
- Standard bathroom drain line setup.
- RV hook-up nearby connected to the same stub-out from the house.
The Electrical:
- A 150-amp subpanel with a stub-out along the back left side of the garage to connect later to feeder circuit from the main residence.
- Preliminary assumption: City may provide either 400V service or two 220V services totaling 400 amps. Allocation: 250 amps for house, 120 amps for detached garage (distribution TBD), and 30 amps for RV hook-up.
