Ten-Floor Commercial Office Building
Budget: $8 – $15 USD
I’m planning a new ten-storey structure that will operate entirely as commercial offices. Each floor has to balance generous open-plan work areas with a series of enclosed private offices; conference rooms are not a core requirement right now, but I may consider integrating a few later if the layout permits.
What I need from you is a full architectural package that takes the project from concept through permit-ready drawings:
• Conceptual massing studies and a 3D exterior model that show how the ten levels sit on the site and meet local height or setback limits.
• Detailed floor plans for every level, clearly marking open workspaces, private offices, restrooms, elevator and stair cores, service shafts, and MEP zones.
• Scalable sections and elevations, plus façade treatments that maximize daylight while controlling heat gain.
• Basic structural, electrical, HVAC, and plumbing schematics suited to an office-only occupancy classification.
• A brief code-compliance report identifying the major regulations addressed (eg, fire-escape distances, occupancy loads).
• Final deliverables in both PDF and editable CAD/Revit (or similar) formats.
I’m happy to supply site surveys and any municipal guidelines I already have. If you have a streamlined workflow in Revit, AutoCAD, ArchiCAD, or similar BIM tools, please highlight that—speed of coordination is important to me.
