3.5-Story Modern Residence Design
Budget: $250 – $750 USD
I’m ready to commission the complete architectural package for a 3.5-storey residential building on my 15.22 m × 22.87 m plot. The concept must be distinctly modern and deliberately shaped to draw in generous natural light throughout every level.
Programme
• Levels 1-3: each level should hold three separate apartments, and every apartment needs two bedrooms and two bathrooms laid out for comfortable circulation and privacy.
• Half-level/roof: 2 apartments open to your creative ideas—terrace lounge, fitness room, or partial penthouse—as long as it complements the overall massing and respects local height limits.
Key design priorities
• Modern aesthetic with clean lines and a façade that exploits daylight (think thoughtful glazing, light wells, or courtyards).
• Natural-lighting studies that validate window sizing, orientation and shading.
• Efficient vertical cores (stairs/lift) that maximise usable interior space without compromising code compliance.
Please base your work on any local setback, parking, or fire-escape norms you are familiar with; if regulations are unclear, flag the assumptions you make so I can verify them.
Deliverables expected (PDF + editable source such as DWG/REVIT):
1. Site utilisation plan and massing study
2. Dimensioned floor plans for all levels, including furniture suggestions for scale
3. Elevations and at least two building sections
4. 3D exterior renderings that highlight daylight penetration
5. Outline structural and MEP coordination notes sufficient for my engineer’s review
I’ll be available daily to answer questions and provide quick feedback so the design can progress smoothly from concept to a permit-ready set.
