Stamped NY Ranch Home Plans

I’m ready to move forward with a 24' x 32' traditional ranch that will sit on a monolithic slab in New York State, and the building department has asked for architect- and engineer-stamped drawings before they will issue the permit. I need a professional who already holds (or can obtain) a New York licence so the stamps are accepted without question. I do not have a site plan or land survey

The brief is straightforward: a traditional aesthetic, a simple gable roof, and an interior that fits two bedrooms, one bath, and an open living-room / kitchen core. No basement—everything rests on the insulated slab. Because the footprint is modest, I’d like the drawings to highlight efficient framing, energy-code compliance, and clear load paths that minimise unnecessary steel.

Deliverables I must submit to the building department:
• Architectural set: floor plan, elevations, roof plan, door/window schedules, energy-code worksheet
• Structural set: slab details, wall/framing plans, roof framing, connection details, notes
• Title page carrying both your architectural and structural seals (digital is fine)
• PDF for permitting plus DWG or REVIT files for my records

Everything must reference the latest NYS Residential Code and local snow/wind loads. Once I have the permit set, I’ll handle any minor site-specific mark-ups; if the reviewer asks for clarifications, I’ll come back to you for a quick revision round.
