Single-Story Living Room Extension

I am looking for a skilled residential designer or architect to create a detailed, build-ready plan for extending my living room. The project is a single-story addition that will convert the current space into a dedicated entertainment area.
Scope of work
• Survey the existing structure and propose a seamless layout that blends the new square footage with the original living room.
• Provide dimensioned architectural drawings, including floor plan, elevations, and roof details suitable for local permitting.
• Specify structural elements (footings, beams, openings) and materials so builders can quote accurately.
• Deliver interior layout suggestions for an entertainment-focused setup—ideal lighting positions, media wall, and traffic flow.
• Produce at least one 3D visual or rendered mock-up so I can preview finishes and space usage.
• Advise on any relevant building regulations or planning submissions required for a single-story extension.
I will supply photos, rough measurements, and zoning information as soon as we start. Please outline your experience with similar home extensions and indicate the software you prefer (AutoCAD, Revit, SketchUp, or comparable).
