San Jose Kitchen addition to an existing 1st floor bedroom suite Permit and Drawings

Job ID: 39898314

Budget: $250 – $750 USD

I’m adding a modern kitchen to an existing first-floor bedroom and bath so the space functions like a small ADU for family use. I already have the original building plans and will supply them as the base file set.

What I need now is a full package that the City of San Jose Building Department will approve—especially because the design pushes right to a zero-lot-line side setback and therefore requires a rated firewall detail. Along with the architectural layout, the project must include coordinated plumbing and electrical plans that satisfy local codes.

Please take ownership of:

• Updated site plan showing the new interior layout, utility tie-ins, and the zero side setback condition
• Code-compliant architectural, plumbing, electrical, and firewall sheets ready for permit submittal
• All forms, calculations, and responses required during the plan-check cycle until the permit is issued
• Light construction-phase coordination so any city red-tag issues or RFI’s are handled quickly

A clean, contemporary look is the target, so cabinetry, finishes, and fixture placement should follow modern design principles while meeting accessibility and clearance requirements.

If you have recent experience shepherding small ADU or kitchen conversions through San Jose permitting, I’d love your guidance from drafting to final approval and into early construction check-ins.

I need a local San Francisco Bay Area design professional.
