Residential Renovation Licensing Architect
Budget: €250 – €750 EUR
I have an existing residential building in Portugal that I want to renovate and adapt to a new use while keeping the main structure intact. What I need is an architect who can handle the full licenciamento process remotely—from refining the concept through to submitting all required drawings and documents to the Câmara Municipal.
The scope covers developing the architectural proposal, preparing technical drawings and written pieces (memória descritiva, mapas de acabamentos, etc.), coordinating any specialist inputs that the municipality may request, and following the submission until approval. Because the structure will stay largely as-is, most of the work revolves around layout reconfiguration, façade adjustments, compliance with fire-safety and accessibility standards, and any upgrades to utilities that must be reflected in the plans.
For deliverables, I will need:
• A complete set of architectural drawings in DWG and PDF
• All licensing documentation ready for municipal submission
• Support in addressing official RFI’s until the license is granted
If you are an ARB- or Ordem-registered architect familiar with Portuguese building codes and comfortable working entirely online, I would like to hear how you would tackle this project and an estimated timeline for the various milestones.
