Project Summary: Residential Permit Drawing Completion – Clackamas County, OR
This project involves completing the architectural and technical drawing set for a residential steel-framed barndominium located at 24538 E Bright Ave, Welches, OR. The goal is to prepare a full submission package for Clackamas County permitting, incorporating existing materials and meeting all county standards and feedback from the permit expeditor.
The structure includes a concrete slab foundation with hydronic heated floors, an engineered staircase, and a combination of steel and wood framing. You will build upon provided plans and create missing drawings, improve existing ones, and ensure the final set is complete, code-compliant, and properly formatted for submission.
Materials Provided
The following reference materials will be supplied:
• Structural and foundation plans from Worldwide Steel Buildings
• Engineered loft plans
• SketchUp floorplans showing room layout and dimensions
• Limited MEP drawings (partial plumbing and electrical schematics)
• Window/door schedule with sizes, types, and locations
• Insulation description with R-values and material types
• Partial site plan with property lines and setbacks
Additional materials may be provided as needed.
New Drawings to Be Created
The following drawings and schematics must be produced:
Foundation plan
• Incorporate Hydronic Heated floor and 4” insulation
Floor plans
• Room labels, dimensions, wall layout
• Doors, windows, appliances, fixtures
• Smoke/CO detectors, stairs, framing types
• Finished floor elevation and wall bracing (if applicable)
Cross sections
• Insulation, fire separations
• Eave detail, roof pitch, ceiling heights
Additional drawings
• Hydronic heated floor plan: tubing layout, zones, manifold, insulation
• Engineered staircase plan: rise/run, framing, guardrails, connections (engineered from the Sketchup file)
• Ventilation schematic: kitchen hood, bath fans, laundry, dryer, plumbing vents
• Fuel/gas line schematic: propane tank, generator, stove, water heater, fireplace, patio heaters, BBQs
• Interior wall cutouts: garage-to-house and room-to-room separations
• Exterior wall cutouts: insulation, siding
• Window and door schedule energy compliance data and calculations.
• Landscape plan
• Excavation plan
• Gutters and storm drainage plan
• Energy code compliance worksheet (prescriptive path or calculations)
• Structural calculations (supplement existing engineering if needed)
Drawings and Elements to Be Improved
The following existing materials require refinement:
• Exterior elevations (all sides)
o Show grade, roof pitch, and zoning compliance features:

Minimum 24-inch eaves
o Must comply with Clackamas County Zoning Code Table 317-2
• Site plan
o Add lot coverage, erosion control, elevation data
o Compliance with easements and setbacks
• Floor plan labeling

• Wall connection details
o Clarify structural tie-ins and framing transitions
• Energy code notes
o Add insulation specs and compliance path
• Integrate all requested corrections and additions

All deliverables must follow Clackamas County formatting standards:

o Must open on PDF readers
o All submitted PDF drawings be searchable or vector-based
• Drawing sheets: landscape orientation, scaled, named per county convention

• Documents: 8.5x11 PDF, named descriptively
