Project Overview I am looking for an experienced architect or residential building designer to design a double-storey house on a north-facing residential block. The project will begin with concept design, followed by detailed floor plans and further development once the designer is selected. Site Details (Buildable Envelope) Total site dimensions: Length (depth): 39.3 m Width (frontage): 16.9 m Setbacks (as per planning controls): Front setback: 7.5m Rear setback (backyard): 3m Side setbacks: 1.2 m on each side. Max site coverage: 60% Design Requirements Ground Floor – Daily Living Living room Dining area Kitchen with island and walk-in pantry Prayer room Master bedroom with ensuite and walk-in robe Two kids’ bedrooms, each with WIR and ensuite Powder room Laundry Alfresco 2.5 car garage First Floor – Luxury / Guest / Leisure One guest bedroom Shared bathroom + separate WC Home theatre Family lounge / retreat Gym or yoga room Optional study Sit-out / balcony Initial Concept Requirement (Selection Stage) Shortlisted candidates will be requested to provide a basic initial concept layout (low-detail, non-final) to demonstrate: Spatial planning Zoning efficiency Design approach This concept is for evaluation purposes only and is not expected to be a detailed or construction-ready drawing. A nominal concept fee can be discussed and will be adjusted into the final project fee upon engagement.
