Residential Apartment Building Architectural Design
Budget: $250 – $750 CAD
Hello,
I am a developer based in London, Ontario seeking an experienced Architect familiar with the Ontario Building Code (OBC), City of London zoning standards, site plan requirements, and multi-storey residential design.
We are preparing to advance a potential 14-storey residential apartment building at 730 Bradley Ave, London ON, and we require an architect to develop the full architectural drawing package needed to proceed with Site Plan Approval and subsequent building permit submissions.
I have attached a Development Options Summary Report for the property, which includes:
Site information and parcel dimensions
Conceptual massing for a 14-storey apartment
Estimated unit yields
Parking and circulation assumptions
High-level servicing considerations
Preliminary built-form layouts
Notes on zoning compliance with Residential TSA 3
This report provides a starting framework only. We need a licensed architect (or qualified architectural designer working under one) to take these concepts into a formalized design suitable for municipal submission.
We are looking for someone to produce (at minimum):
1. Site Plan
Building footprint
Setbacks & zoning compliance
Parking layout (surface + underground entry)
Fire route, garbage staging, loading, paratransit, etc.
2. Architectural Floor Plans
All levels including underground parking
Typical residential floors
Unit mix and efficiency confirmation
Lobby, amenity, service rooms, stair/elevator cores
3. Building Elevations & Sections
All elevations
Sections showing heights and structural logic
Massing refinement to meet OBC and London urban design guidelines
4. Code Review (Ontario Building Code)
Part 3 building classification
Fire protection requirements
Exit requirements and travel distances
Barrier-free compliance
Parking requirement review with zoning by-law
Preliminary OBC matrix
