I’m converting an 1,100 sq ft retail unit into a modern fast-food and bbq spot and need a licensed architect who can take the project all the way through permit approval while keeping the single existing restroom.

The goal is a stamped drawing set that satisfies our local village reviewers and supports a one-restroom occupancy load. To get there, I’ll need:

• Floor plan with seating count, modern front-of-house feel, and clearly defined prep, cooking and beverage zones
• Restroom door relocation only if it becomes a code requirement
• Complete MEP package:
– Electrical layout with load calculations
– Plumbing for hand-sinks, three-compartment sink, gas lines and drainage
– Mechanical plan covering HVAC, make-up air and exhaust
• Type 1 hood and integrated fire-suppression details tied into the mechanical sheets
• Equipment schedule showing every connection point
• All code notes and calculations needed for village submittal
• Final drawings signed and sealed by a registered architect in the appropriate jurisdiction
