I need a complete architectural proposal for a mixed-use commercial complex on a 50 ft × 70 ft plot. The brief starts with a first-phase build: basement parking covering the full footprint and a ground-to-third-floor superstructure. Subsequent second and third phases should be anticipated in the concept so that the construction can be extended seamlessly without demolishing or weakening the initial frame.
Key considerations
• Efficient ramp and circulation for basement parking sized for standard sedans and small delivery vans.
• Flexible ground-floor layout that can accommodate retail now and convert to other uses later.
• Two upper levels earmarked for offices or co-working; service cores (stairs, ducts, washrooms, elevator shaft) must align vertically for economical expansion.
• Local building codes on fire egress, accessible entry and minimum light/vent ratios must be observed from the outset.
