Permit-Ready Second Floor Plans
Budget: $10 – $3,000 USD
I am looking to hire a licensed/experienced architect (familiar with Fairfield, CT building codes) to design a complete set of architectural and structural plans for a major home addition. These plans must be permit-ready and suitable for submission to the Town of Fairfield Building Department.
The current property is a single-story ranch. We want to convert it into a 2.5-story colonial-style home with a redesigned first floor and full second-floor addition plus a half-story third floor.
Existing Home: Ranch-style, 36 ft wide x 28 ft deep
2nd floor I need an overhang of 2 ft in the back of the house to make the 2nd floor dept 30 ft instead
First Floor (Reconfigured Layout)
Open-concept kitchen with island, flowing into:
-Family room
-Dining area
-Home office
-Full bathroom
-Mud room if possible if not, willing to add a small foundation or posts to frame a mudroom
Second Floor (Full Addition):
-Master bedroom suite with:
-Master bathroom including Freestanding tub, Walk-in shower, Double-sink vanity & Toilet (water closet style)
-Two additional bedrooms
-Jack-and-Jill bathroom between the two bedrooms (if possible) must have the toilet and shower separate from the double vanity with a wall and door
-Small laundry room on second floor
3rd Floor (1/2 story finished attic)
-Family/rec room
-Bonus bedroom/office
Local code familiarity is essential—Fairfield’s height limits, side-yard setbacks, and energy requirements all have to check out the first time the plans hit the building department desk. Digital work is fine, but the submission set has to be ready for printing at 24 × 36 and, if you are licensed in Connecticut, wet-stamp capability is a plus. AutoCAD, Revit, or a comparable BIM workflow is preferred so I can keep editable files on record for later phases.

-Roof plan
-Floor plans for all levels
-Framing plans
-Electrical layout (basic)
-Mechanical/Plumbing layout (basic if required)
