Budget: $30 – $250 USD
I’m moving forward with a compact 20 ft × 20 ft, single-story office that must stand 14 ft above grade on 12 in × 12 in treated wood posts for storm-surge protection. The internal program is simple—four individual offices, one restroom, a small waiting area, and a tight equipment closet—all capped by a low-slope metal roof.
What I need from you is a fully detailed floor-plan package. This means room layouts, exact dimensions, wall types, door and window schedules, plus coordinated electrical and plumbing runs. Keep the exterior straightforward; think clean lines and practical materials rather than an elaborate modern or traditional façade. Interior finishes can stay basic—durable paint, standard trim, and cost-effective flooring—so there’s no need to spec premium products unless they’re critical for code.
Because the whole structure rides on elevated posts, the drawings must clearly show the post grid, floor framing, stair access, and any lateral bracing needed for wind loads. I also want the service connections (water, sewer, power) indicated up to their tie-in points beneath the building.
Deliverables
• Scaled architectural floor plan and elevations
• Foundation / framing plan for the post system
• Reflected ceiling plan with lighting circuits and panel schedule
• Plumbing layout with fixture rough-ins and venting
• PDF sheets ready for permit submission plus the native CAD/Revit files
