Nursing Facility Laundry Room Plans
Budget: $3,000 – $5,000 USD
I need a licensed architect to turn one existing room in our skilled-nursing facility into a fully compliant in-house laundry. Your drawing set must cover everything required for construction approval, permitting, and contractor bidding.
The space already has plumbing, power, and a basic exhaust fan fed from adjacent areas; these systems—as well as any structural framing you discover—must be incorporated and clearly shown. You will also need to design new make-up air, negative pressure pre-sorting room, dedicated exhaust for commercial washers/dryers, and any fire-rated penetrations so the renovation meets NFPA, local building, mechanical, electrical, plumbing, and healthcare regulations (Colorado).
Additionally, the room with the washers and dryers must include a floor drain and a utility sink.
Deliverables (PDF + CAD):
• Demolition and proposed floor plans
• Reflected ceiling, lighting, and power plans
• Plumbing risers, water, waste, and vent diagrams tied into existing lines
• HVAC layout with airflow calculations and duct routing to existing roof exhaust/air-handling units
• Electrical to support two 60lb industrial washers and two 60lb industrial gas dryers, 208v 3phase
• Fire-safety and life-safety sheets, including sprinkler modifications, smoke detection, and rated wall details
• Structural notes or details where wall/floor openings or equipment loads require reinforcement
• Code analysis and general notes sufficient for plan-check submission
• Title sheet ready for your professional stamp (state-registered)
