Project Description:
Seeking a skilled designer or architect to develop a conceptual feasibility study for a 3–4 story mixed-use development on the lot at XXXXX. Two design options are required:
1. Option A: No on-site parking
2. Option B: On-site angled 45° parking (street-facing or side-loaded)
This study will help assess development possibilities and guide future planning.
Site & Research Requirements:
• Analyze the lot’s context, zoning, setbacks, and historic neighborhood character
o Location falls within XXXXXX municipal zoning map—likely a commercial or multi-residential zone.
• Use tools like Google Maps, GIS, and City XXXX planning resources to understand site constraints and opportunities
• Incorporate surroundings such as nearby historical structures as relevant for inspiration.
Scope of Work:
1. Conceptual Site Plan (for both options)
• Building footprint, pedestrian access, landscaping/plaza areas
• Version A: No parking
• Version B: 45° angled parking layout with stalls count and circulation
2. Conceptual Floor Plans (1–2 levels)
• 3 or 4-story layout
• Ground level includes: Restaurant with kitchen service zone
• Upper levels: General office/residential units
• Elevator location and stairwell(s)
• Restrooms on each floor
• Common/shared spaces indicated
3. Conceptual Elevations
• Front and side elevations showing building massing and architectural style
• Approximate window placement, entryways, and exterior material concept
Deliverables:
• PDFs: Two conceptual site plans
• PDFs: Floor plan layouts- each floor
• PDFs or images: Front and side elevations
• Optional: One-page design narrative, summarizing assumptions and contextual insights
Ideal Candidate:
• Proven experience in mixed-use, urban, or small-lot developments
• Comfort with preliminary zoning analysis and site-context research
• Strong graphic communication (CAD, SketchUp, Rhino, or hand-rendered is fine)
