UK New Build Planning Expert
Budget: £20 – £250 GBP
I’m at the pre-application stage for a single-dwelling new build and want the submission package to go in first time without avoidable questions from the local authority. My immediate need is full planning application preparation that respects current UK planning law, national policy and the specific LPA’s design guides.
The scope centres on two deliverables:
• Architectural drawings – Site Location Plan, Existing Site
Plan, Proposed Site Plan, Proposed Floor & Roof Plans, Proposed Elevations and Proposed Sections in a format acceptable to the council’s online portal, ready for any minor tweaks the planning officer may request.
• Planning statement – a clearly structured document that sets out policy compliance, design rationale, access arrangements and any material considerations to justify the proposal.
Accuracy, clear policy references and an understanding of common LPA objections are critical. If you’ve previously secured approvals for single-plot residential schemes and can translate that experience into a concise, persuasive submission, I’d like to work together.
