Project Overview
Design and engineering for a multi-generational, multi-story residential building.

Current Phase: Construction of a 1,500 sq. ft. Ground Floor.3bhk house plan

Future Phase: Vertical expansion to a total of 3 full floors.

Orientation: East-facing (Main entrance/facade).

Site Dimensions: 37.5 ft x 48 ft (Total Plot Area: 1,800 sq. ft.).

Target Ground Coverage: 1,500 sq. ft.

1. Architectural Requirements (Ground Floor)

Living/Dining: An open-concept living and dining zone that maintains distinct "zones" for furniture placement.

Kitchen & Storage: Modern kitchen layout with an integrated pantry and optimized general storage.

Bedrooms: Multiple bedrooms including at least one Primary Suite with an ensuite.

Circulation: A dedicated, logically placed stairwell designed to access future upper floors without disrupting the ground floor privacy or requiring structural demolition later.

Efficiency: Vertical plumbing stacks must be grouped to align with future bathrooms on floors 2 and 3.

2. Structural Engineering (Critical Path)

Because the upper floors will be added later, the ground floor must be engineered for the ultimate load of a 3-story structure.

Foundations & Columns: Deep footings and reinforced column sizes (RCC) calculated for a G+2 load path.

Slab Design: The roof of the ground floor must be designed as a structural floor slab (not a light roof) to accommodate future live loads.

Expansion Joints: Provisions for future rebar splicing (starter bars) to be left at column heads.

3. Deliverables & Scope

The selected professional must provide:

Floor Plans: Fully dimensioned layouts for the Ground Floor, with "Proposed" conceptual layouts for Floors 2 and 3.

Structural Set: Foundation plans, plinth beam details, column schedules, and roof slab reinforcement.

Elevations & Sections: Four-side elevations (East-facing primary) and cross-sections showing floor-to-ceiling heights.

Schedules: Window/door schedules and a basic material finish palette.

File Formats: High-resolution PDF and editable DWG (CAD) files. Revit (BIM) models are highly preferred for clash detection between plumbing and future structural members.
