Moroccan Riyadh Villa Design

My villa concept blends the serene courtyard spirit of a traditional Moroccan Riyadh with the lifestyle expectations and building codes of the United Arab Emirates. I already hold a preliminary massing/layout; what I need now is a seasoned architect or architectural engineer to turn that sketch into a fully-coordinated, construction-ready package.

Key character elements to preserve
• A shaded central courtyard anchored by an elegant fountain, framed with carved arcades.
• Warm, traditional interiors highlighted by authentic zellij-inspired tile patterns and mashrabiya screens.
• Luxurious finishes throughout—think handcrafted plaster, inlaid wood doors, and premium stone—specified so they meet UAE sourcing and fire-rating standards.

Priority spaces for detailed design
• Living room: statement ceiling, feature wall for intricate tile work, and seamless visual connection to the courtyard.
• Bedrooms: private terraces, rich yet calm colour palette, integrated wardrobes, and discreet MEP routing.

Scope of work
1. Refine the conceptual plans into BIM-based architectural drawings (Revit or AutoCAD).
2. Produce mood boards and material schedules that demonstrate luxurious finish selections compatible with local suppliers.
3. Generate high-quality 3D renders (3ds Max / Lumion) of the living room, bedrooms, courtyard, and key elevations.
4. Coordinate structural grid, MEP zones, and any code-specific requirements unique to the UAE (fire egress distances, acoustic/thermal insulation, etc.).
5. Deliver a permit-ready set: GA plans, sections, elevations, reflected ceiling plans, façade details, and a specification booklet.

Acceptance criteria
• Courtyard proportions and sightlines match the Riyadh precedent while meeting daylight and ventilation targets.
• Tile patterns are modelled to scale for direct hand-off to craftsmen.
• All drawings align with UAE National Building Code and local municipality submission standards.
• Final files provided in editable .rvt/.dwg plus PDF issue set.

Timeline and collaboration style are flexible, but weekly progress reviews over Zoom are expected. If your portfolio shows built Riyadh-style villas or comparable heritage projects in the Gulf, I would like to see those examples alongside your proposal.
