I have a 290-sq-yard plot with a 48-ft frontage and I’m ready to move forward with complete architectural plans for a sleek, modern villa that rises three full storeys. The core requirement is a well-thought-out layout that makes the most of the plot while reflecting clean contemporary lines, generous glazing, and an efficient flow between spaces. Bedrooms are essential on every level, and I’m open to your creative suggestions for how best to organise service areas, social zones, terraces, and circulation so the home feels spacious rather than stacked.
I need stamped drawings that a local contractor can build from, along with 3D views that clearly communicate massing and exterior finishes. You’re welcome to work in AutoCAD, Revit, SketchUp or a comparable BIM/CAD platform as long as the final files are fully editable.
Please include in your proposal:
• Scaled floor plans for all three floors, roof plan and site layout
• Elevations and at least two sections highlighting heights and structural grid
• Basic MEP and staircase schematics sufficient for coordination
• Exterior 3D renderings (daytime) showing materials and glazing proportions
• A brief design rationale explaining zoning decisions and bedroom placement
