I’m ready to commission a full architectural package for a nine-storey, modern-style building: ground floor plus eight typical apartment levels.
Ground floor program
The street level combines three revenue-generating venues. I need a coffee shop arranged in a mixed layout that balances an airy common zone with quieter private corners. Adjoining this, a compact mini-market and a self-service laundry must slot in efficiently, sharing back-of-house access and services.
Typical floors
Levels 1 through 8 repeat the same plan: four two-bedroom apartments per floor. Each unit must feature a balcony as a non-negotiable amenity; other internal configurations (open-plan kitchen, in-unit laundry, etc.) can be proposed if they help the plan but are not compulsory. Circulation cores, vertical shafts, and structural grids should remain consistent all the way up to control costs.
What I expect to receive

• 3D massing and two interior renders (coffee shop + apartment) that illustrate the modern aesthetic
• A brief material palette and façade concept suited to our climate
• Files in editable CAD (DWG) plus PDF sheets ready for presentation
