I need a full set of permit-ready drawings for a compact modern home between 600 – 800 sq ft here in California. The layout is simple: one bedroom, open living-kitchen area, and a bathroom, all designed with clean, contemporary lines.
A stamped structural foundation plan is essential. I’m looking for a pier-and-beam solution (sometimes called pier and post), detailed to meet current California Building Code requirements and local seismic and energy (Title 24) standards.
Please include:
• Architectural floor, roof, and elevation sheets
• Structural calculations and details for the pier-and-beam foundation
• Title 24 energy documents
• PDF set ready for the city plus the original CAD files for future tweaks
