I am putting together a comprehensive masterplan for a mixed-use community estate that blends comfortable living with vibrant commercial and social spaces. The residential component must cater to a range of lifestyles, so the plan needs to weave together single-family homes, townhouses, and apartment buildings into a cohesive, walkable layout.

Beyond housing, the estate should feel like its own self-contained town. I want space for a hotel that can attract visitors, a mall that anchors daily retail needs, and a fully integrated school. A working farm and a small clinic round out the amenities so residents have local access to fresh produce and basic healthcare. All of these elements must flow together—no isolated pods—so people can move easily between work, home, shopping, recreation, and education without relying on long car trips.

Scope of work
• Conceptual site analysis and zoning strategy that balances residential density with commercial frontage and green belts.
• A detailed masterplan illustrating road hierarchy, pedestrian pathways, public transit nodes, parking logic, and service access for the hotel, mall, school, farm, and clinic.
• High-level architectural massing studies or illustrative 3D views that show how single-family lots, townhouse rows, and apartment blocks transition into commercial and amenity zones.
• Sustainability considerations: storm-water management, energy-efficient building orientation, and community farming integration.
• Phasing recommendations so the project can be built and occupied in logical stages without disrupting existing residents.

Acceptance criteria
• All listed amenities—hotel, mall, school, farm, clinic—must be visibly placed within a walkable radius of every housing cluster.
• Road and pedestrian networks must clearly connect residential, commercial, and green spaces.
• Drawings delivered in vector PDF plus editable CAD (DWG/​DXF) or Revit format, and 3D visuals as JPEG/​PNG.
• A narrative document (Word or PDF) explaining design rationale, zoning numbers, and proposed phasing.
