Project Stage: Seeking full design services from Schematic Design through CD and Permitting
Scope of Work
We are seeking a qualified architecture firm or design team to support the full design and entitlement process for a ~20,000 square foot ground-up mixed-use development. The scope includes:
• - Schematic Design (SD)
• - Design Development (DD)
• - Construction Documents (CD)
• - Permitting and jurisdictional coordination
• - Coordination with and or provide:
• - Structural, MEP, and other consultants
• - Civil engineer and landscape architect
• - Planning & zoning departments
Project Description
The building program will include a combination of commercial/retail space at the ground level and residential or office units above. Site conditions, zoning, and use mix will be provided upon initial engagement.
Deliverables Expected
• - Full drawing sets at each design phase (SD, DD, CD)
• - 3D massing and basic rendering for planning meetings
• - Coordination and submission of permit plans
• - Support during the plan check process
Qualifications
• - Licensed to practice in the project's U.S. state. Will need an architect stamp for California, Utah, Texas, and New York.
• - Proven experience with ground-up mixed-use projects
• - Familiarity with local planning and permitting process
• - Able to manage code compliance, ADA, fire access, etc.
