Mediterranean Villa Community Masterplan
Budget: $15 – $25 USD
I’m transforming a strategically located parcel into an upscale residential enclave made up exclusively of Mediterranean-style villas. The land already benefits from strong road and public-transport links; what I need now is a comprehensive masterplan that marries modern infrastructure with an authentic Mediterranean aesthetic and positions the project as a sound long-term investment.
Your remit spans the full early-stage planning cycle: site analysis, zoning and plot allocation, internal road hierarchy, utility corridors, landscaping concept, amenity placement and an outline phasing strategy. I also need clear architectural guidelines that define façades, rooflines, colour palette and material choices so every villa reads as part of a coherent community while allowing owners some flexibility.
Preferred toolchain is CAD for 2D layouts, a BIM platform such as Revit or ArchiCAD for coordinated modelling, plus any rendering software that can convey the warm, textured character typical of Mediterranean architecture. Sustainability and local code compliance must be embedded from the outset.
Deliverables
• Concept masterplan (PDF + editable CAD)
• 3D massing model of the full site
• Design-guideline booklet for all villas and shared amenities
• Preliminary infrastructure schematics (roads, drainage, utilities)
• Presentation deck highlighting phasing and investment value
