Loft As-Built Plans & MPE
Budget: $1,500 – $3,000 USD
The conversion is finished—a 20' × 50' RV storage bay now houses a lower-level living space with an upper mezzanine loft. My role is to secure the permit after the fact, so I need a clean, permit-ready drawing package that documents exactly what already exists.
What I must submit to the city:
• Floor plans (both levels) showing accurate room layouts only
• Structural sheets detailing the mezzanine framing, connections, and any load paths you can verify on site or infer from photos and my notes
• MPE sheets: A.E, A.P, and A.M pages that reflect the current electrical, plumbing, and mechanical routes and fixture locations
I can supply field measurements, photos, and sketches. You turn that into PDF sheets plus the original CAD (DWG or Revit preferred). Title blocks should leave space for the engineer’s stamp; if you’re licensed and able to stamp in-house, let me know, otherwise unsealed drawings are fine—I’ll handle the final review locally.
Accuracy and clear notation are the priority; keep dimensions tight, label all beams, joists, fixtures, and breaker sizes exactly as found. Once I have the first draft, I’ll mark up anything the building official flags, then we’ll do a quick revision pass before finalizing.
