It includes
a) Fresh and flushing water supplies shall be provided to all sanitary fitments and
draw-off points of the building. Separate water meters should be provided for
water supply to kitchen and kitchen exhaust air washing systems. A ∅100mm
fresh water incoming main (un-metered) and a ∅80mm flushing water
incoming main are extended from Phase I to Phase II. They are suspended at
the underside of the footbridge connecting Phase I and II. Sewage and rainwater
disposal systems shall be provided to convey the foul water and rainwater from
the site to the external drainage provisions as shown in Figure 3. Relevant water
treatment device should be provided for the kitchen waste water according to
statutory requirements prior to connection to the main sewer.
b) Air-conditioning and/or ventilation systems shall be provided to create comfort
environments to different areas of the building according to their functions. Air-
conditioning and ventilation systems complying to statutory requirements
should also be provided for the kitchen area.
c) Electrical supply should be provided to support the functions of the buildings.
While public power should be provided for public areas, tenant power should
also be provided for kitchen and other tenant areas. Also, emergency power
supply should be designed to provide essential power to support relevant fire
services installations and other systems required to be operated in emergency
situation. A 3-phase-4-wire LV (380V) armored cable extended from Phase I to
Phase II is provided at the underside of the footbridge connecting Phase I and
II.
d) Fire services installation shall be provided according to local statutory
requirements. A ∅150mm fire services water incoming main extending from
Phase I to Phase II is provided. It is suspended at the underside of the footbridge
connecting Phase I and II.
The design of building services systems should be presented by layouts,
conceptual schematic diagrams and the BIM model. The design should include
utilities’ connections from the provisions to the building services systems, the
locations and sizes of the major plant rooms, the positions of the major
equipment inside the plant rooms and also the major pipes and ducts distributed
from the plants rooms to different areas. Detail design of building services
systems inside rooms is not required except main restaurant.
For the main restaurant, detail coordination between different building services
installations is required. It should also be well coordinated with structural (i.e.
beams, slabs and other structural details) and architectural details (i.e. ceiling
design, pipe ducts and other architectural details). It shall be presented in BIM
model.
The building services systems shall equip with smart and green features. The
financial and technical aspects of the proposed features should be investigated.
Also, conceptual schematic diagrams should be prepared to illustrate the
implementations of the features into the building services systems.
The building energy efficiency shall be optimized with energy analysis
properties in the BIM model, such as occupancy, condition, space type, zoning,
etc.
