Industrial Mini-Storage Site Design
Budget: $1,500 – $3,000 USD
I’m ready to move forward with a full architectural package for a new mini-storage complex on a ½-acre site. The development is secured by a continuous brick perimeter wall. Inside that wall I also need a compact, two-story, single bedroom manager’s residence—500 sq ft total—that harmonises with the industrial aesthetic while keeping its footprint tight.
There are no enclosed mini-storage units, the entire property provides storage that is open access, intended for storing boats, cars, RVs in lined parking locations.
The layout must incorporate two automatic entry gates and a camera system that gives complete visual coverage of the grounds. Power for the entire property, including lighting, gate motors, cameras and the residence, will come from solar panels. Four short term storage stalls will have EV charging available and outside of the wall will be a .20 acre dog park and walking area for people to use that are charging their cars or waiting for family members.
The end product I’m looking for includes:
• A site plan showing storage wall, circulation paths, gates, EV parking stalls, dog park and solar placement
• Floor plans, elevations and section(s) for the residence
• Exterior elevations and roof plans for the storage blocks, indicating panel coverage
• Basic electrical/solar schematics to confirm feasibility
• A brief material schedule (brick spec, cladding, roofing) that supports the industrial look
I’m comfortable with deliverables in AutoCAD, Revit or another mainstream BIM/CAD platform, plus PDF sets for easy review. Let me know if any local code clarifications are needed and we’ll get those sorted quickly.
