I’m based in Everett, WA (98201) and our commercial build has hit a wall with the city over safety-related International Building Code issues. I have the current architectural set and reviewer comments in hand; what I don’t have is a practical, code-compliant redesign that will satisfy the inspector and keep our schedule intact.
Here’s what I need from you:
• A focused review of the existing drawings specifically for life-safety triggers—egress, fire separation, accessibility, and any other IBC Section that applies to a commercial occupancy in Washington.
• Concrete design modifications returned as updated sheets or marked-up PDFs that can be dropped straight into the permit resubmittal package.
• A brief narrative or code matrix that cites the exact IBC clauses addressed so I can present a clear, defensible response to the city.
AutoCAD or Revit is preferred, but I can work with whatever platform you use as long as exports are clean. After the initial deliverable, I’d like you available for one follow-up round in case the city requests clarifications.
