Scope of Services
The Architect/PE shall perform the following services (the “Services”) for the Project to create and provide the following detailed construction-ready plans with stamp to submit in the City of Brookshire to obtain permits according to City of Brookshire residential construction codes and requirements
Create and produce full Set of Construction-Ready Plans as per the following:
o Architectural Plan: General site layout, room layouts, and overall design.
o Foundation Plan: Design and details for the foundation, including helical piers, beams, slab, specifically utilizing Quad Lock ICF (Insulated Concrete Forms).
o Floor Plan: Complete floor layouts, dimensions, and spatial configuration.
o Elevations: Front, rear, and side views of the building, showing materials and design aesthetics.
o Sections: Vertical sections to depict interior and exterior structural relationships.
o Plot Plan: Site layout showing building location, setbacks, easements, and utilities.
Structural Plan with Calculations
o Detailed Foundation Plan: Includes pier locations, beam sizes, slab thicknesses, and load-bearing specifications.
o Roof Plan: A detailed design of the roof structure using Quad Lock ICF.
o Walls: Complete wall designs and structural specifications using Quad Lock ICF.
o Inside Walls - Framing Plan: Structural framing for interior walls.
o Ceiling Framing Plan: Design for ceiling joists and supporting structures.
o Connection Details: Structural connection details for beams, piers, walls, and roof.
MEP (Mechanical, Electrical, and Plumbing) Plan
o Mechanical Plan: HVAC system design, including ductwork and ventilation.
o Electrical Plan: Electrical wiring and outlet layout, panel placement, and lighting design.
o Plumbing Plan: Plumbing layout, including pipe routing, drain lines, water supply, and fixtures.
o Lighting Plan: Detailed lighting fixture and electrical layout.
o HVAC Plan: Design of heating, ventilation, and air conditioning systems.
Civil Plan
o Site Plan: A detailed map of the construction site, showing property boundaries, building footprint, grading, and landscaping.
o Drainage Plan: A plan to manage water runoff and ensure proper drainage of the property.
o Water System Plan: Includes heating, water pressure, and water filtration system design.
