Looking for an experienced architect or draftsman to prepare concept plans and CDC-ready drawings for the renovation and extension of an existing single-storey home.
Important: The design must be suitable for CDC approval only. I am not looking to proceed via a DA pathway.
Scope of works:
* Redesign the existing floor plan to improve flow, functionality and overall use of space.
* Create a modern open-plan kitchen, living and dining area.
* Incorporate a practical laundry into the layout.
* Design a rear extension to create a larger, more functional rectangular living area.
* Extend the front of the house so it aligns with the existing front bedroom, creating a straighter and more balanced façade.
* Improve the connection between living areas, bedrooms and outdoor spaces.
* Modernise the front elevation while maintaining strong street appeal.
* Maximise natural light, storage and family living.
* Ensure the design complies with CDC requirements, setbacks, site coverage and all relevant planning controls.
* Provide concept plans, floor plans, elevations and CDC-ready documentation.
Objective:
To create a modern family home with better flow throughout the floor plan, open-plan living, a front extension aligned with the existing front bedroom, a square rear extension, practical laundry and an updated façade, while maximising value and maintaining CDC compliance.
