Garage Conversion Architectural Plans

I’m ready to turn my attached garage into a full-fledged dining room and need a complete set of stamped architectural drawings that Jackson, NJ will approve without revisions. The scope covers structural, electrical, and interior finishes.

The slab sits about three feet lower than the house, so the plans must show a new raised sub-floor system that ties into the existing framing and meets local load requirements. The existing wall will need to be opened up to create one bit room. I also want the ceiling opened all the way to the roofline; include framing details, insulation, and drywall schedules for that vaulted space. We will not need hvac in this room.

Lighting will be a combination of recessed spot lights and decorative fixtures, all laid out on a new circuit with properly sized wiring, switches, and code-compliant box locations. Along the four walls I need ample outlets called out per NEC spacing rules. Most electric components are already in place now, and will need to just be rewired. The electric panel box is in the garage currently.

Openings change as follows:
• The overhead garage door becomes a framed opening with one or two double-hung windows.
• The rear man door is to be closed in and replaced by one double-hung unit.

Specify headers, sheathing, weatherproofing, and exterior finishes for both. Inside, every new wall and the ceiling get drywall and paint notes; the raised floor will receive vinyl plank flooring, so include underlayment and transition details to the adjoining room.

There is currently a storage loft about 7 ft above ground that is approx. 2/5 of the length of the room. If any permits are needed for demo it should be noted.

Deliverables I expect:
• Scaled architectural, structural, and electrical drawings ready for permit submission (PDF + CAD).
• A code summary confirming compliance with Jackson Township amendments.
• Title blocks bearing a New Jersey architect’s seal and signature (or clear indication of how sealing will be arranged).
