I need an architect who can produce building drawings for a conversion of an office suite into a living quarters for Tempe-based industrial building suite for work that has already been completed. The project is strictly interior design—no exterior or structural alterations.

This project includes changing or adding the following:

*We are allowed a caretaker to reside on the property and transformed an office into a kitchen. We added a 50 Amp breaker for the oven and a second for a cooktop. We added an electric cooktop, microwave, kitchen sink and a water heater. We added a kitchen Island with new recepticles.

*We also transformed a bathroom into a shower, which was a toilet and sink and now is just a shower that uses the same sewer to export the dark water.

*We piggybacked sewer from the bathroom to add a laundry drain.

*We also pulled electric to the dryer and added a laundry hookup/water to the washer and hooks to the same sewer of the shower to the exterior sewer.

*We can provide all the basic building dimensions and suite layout with the improvement locations. And photos as needed. This project is approximately 50% done. The work was started from a fraudulent Freelancer who never finished the job. We have the drawings and requested changes that are stamped. We need to move forward with the changes.

We are are seeking the best bid for this project and are open to students or new architects but this must include the ability to stamp the drawings for approval to city of Tempe for final approval of this tenant improvement.

Here’s what I expect:
• Basic drawings to complies with local code.
• Guidance to help us walk us through the requirements so we can help you to minimize your time requirements.
•Work order changes should be included in the bid if you forget something or it did not comply with City of Tempe Requirements to achieve final inspection acceptance.

• IF NECESSESARY - Scaled floor and site plans and required including ceiling plans showing lighting, furniture, and circulation.

• IF NECESSESARY - A concise specification sheet listing fixtures, furnishings, and finishes with sourcing notes.

*What has been completed so far - Initial plans have been submitted to the city. An answer for the incomplete drawing was returned by the city. I will supply all the drawings and the answers as well as all pictures and updates. The initial plumbing, electrical and site plan have been submitted and now need editing.

Collaboration will be remote, but I can provide existing CAD files, site photos, and measurements immediately. I’m looking for clear communication, staged milestones, and drawings ready for application of permits. Basic Design - Electric from here to there. New kitchen appliances - Microwave, Double Oven, Cooktop. New recepticles in new kitchen island. Lights changed out from fluorescent to LED.

Plumbing - tied from original toilet and sink to shower. And Kitchen Sink added new to existing sewer line. New Laundry to existing sewer with water, drains and shutoffs.
