Engineering Plans for BAL-29 Dwelling
Budget: $1,500 – $3,000 AUD
I hold an approved planning permit for a small second dwelling in Victoria that carries a BAL 29 bushfire rating. Now I need the documentation package that will satisfy the Building Surveyor and secure the actual building permit.
Materials already locked in
• Primary structural material: Timber (no concrete or steel frames, except where code-mandated connections are required).
Architectural drawings required
I have concept files, but I need fully detailed, permit-ready sheets produced (PDF + CAD):
• Site plan at 1 : 500
• Floor plan at 1 : 100
• Elevations and a typical section at 1 : 100
Structural engineering scope
• Foundation, timber framing, and roof framing plans suitable for a BAL 29 environment
• Full engineering computations and a Certificate of Compliance – Design signed by a Victorian-registered structural engineer
Energy performance
Provide a NatHERS or equivalent report proving the design achieves the current NCC 7-star efficiency requirement (or higher). Any thermal performance tweaks you suggest must respect the timber specification.
Acceptance criteria
✓ Drawings coordinate across architecture, structure and energy modelling
✓ Engineer’s certificate is in the prescribed VBA format
✓ Files delivered as editable DWG (AutoCAD or Revit) plus stamped PDFs ready for submission
Timeline is flexible within normal consultancy lead times, but please indicate how many milestones you propose for drafting, engineering sign-off and final compilation.
The engineering must be completed by someone with Victorian accreditation and the ability to provide a Regulation 126 Certificate.
Additional information: A SketchUp file for the main dwelling, designed in the same style as the SSD, is available to inform the final result.
