I’m ready to enlarge my home by adding a dormer and converting the existing attic into additional living space. The goal is to create a traditional-style suite that combines a comfortable living room with a full bathroom, all laid out to feel as though it has always belonged to the house.
The dormer will be in the attic and will be in the gambrel roof style.

To secure permits and ensure the build runs smoothly, I need complete, engineer-stamped plans that cover:

• Structural drawings and calculations for the new dormer roof framing, floor reinforcement, and any required load transfers
• Architectural layout showing room dimensions, window placements, ceiling heights, and stair or egress modifications
• Plumbing and venting routes for the bathroom, integrated with existing systems
• Electrical and HVAC notes sufficient for subcontractors and code review
• A concise material specification sheet highlighting traditional finishes (trim profiles, window style, roof cladding) so the visual language matches the rest of the house

All documents must satisfy my local residential building code and be ready for permit submission in PDF and DWG formats.
