Convert Patio to Bedroom & Deck AND need a dock/deck
Budget: $250 – $750 USD
I’m ready to take an approximate 200 sq ft covered patio and turn it into a ground-level bedroom with an en-suite bath, then finish everything off with a walk-on sun deck above. Indoors I want a crisp, Modern feel; outside the new walls should be wood framed and either hardy board/plank finish or stucco. I’d like durable Vinyl flooring running through the new bedroom and bathroom.
What I need now are complete, permit-ready plans: floor layout, elevations, structural details that show how the existing slab and posts will support the deck, plus plumbing, electrical, waterproofing and railing specs. A few 3-D visuals would help me picture the final look, but code-compliant drawings (PDF and original CAD/Revit files) are the key deliverable. This project is located in Naples, FL. We are prone to flooding so I do want to raise the finish floor elevation maybe around 1-3 feet or so, whatever is most feasible given the final design. Also, you will see in the pictures a couple of openings (1 single door and 1 set of french/double doors that will eventually open out on to the the sun deck. You can see that they are a good 30 inches or so above the existing patio ceiling. This will help to account for the fact that I want the floor to this patio raised at least 12 to maybe 36 inches. So, either we can make the ceilings extra high so that you simply step out from the second floor opening or we need a step or two to come out of the openings onto the deck (hope this makes sense). Out the single door opening and below that area is where the bathroom will be. Also, keep in mind that we have flooded out at least 3 times in the past 10 years, hence the reason I want a raised floor.
ALSO, I want a deck/dock designed. The structure will be 20' long by 16' wide. It will run 20' along/parallel to a canal that goes to the gulf of Mexico/America. And then will be 16' wide. I want 5-6 feet of the dock/deck to extend out over the water. The supports should run east and west so that whatever is used (2x8's, 2x10's etc...) should be able to support that 5 or 6 feet that overhangs the seawall...which is rip rap. The final 21" or so of the deck/dock along the seawall, i would like it to be a floating dock or floating step. The tide can vary about 3 feet in this canal. The floating step of course will allow for easier access on and off the deck/dock when leaving or approaching by canoe or kayak. On the southern end of the deck/dock, I would like some type of storage for kayaks and or canoes. Want the storage designed in such a way that the kayaks or canoes(stored perpendicular to the canal) can just slide right in to the water. The dock/deck needs to be secured ONLY to the land and to account for potential floods...do not want it floating away!! But also, I do not want pilings driven into the canal as that would add lots of extra costs and major permitting etc....The finish floor of the dock will not be much more than 1 foot above the ground. No need for any electrical to be run out to the deck/dock as I will likely just use solar lighting for any illumination needed.

I'm in no major hurry, can easily wait up to 30 days for the final plans if you need that kind of time and you are the right person for the job.
