Comprehensive PE-Stamped Modern House Plans
Budget: $30 – $250 USD
This project covers the complete design package for a new personal residence in a modern architectural style with 4–5 bedrooms. The final set must be ready for permitting and construction, so I need every discipline coordinated and signed off by a licensed Professional Engineer.
Deliverables
• Full architectural drawing set (site plan, floor plans, elevations, sections, schedules, details)
• Structural plans and calculations appropriate to local code
• Mechanical, Electrical, and Plumbing drawings, schedules, and load calcs
• PE stamp valid in my build state on all sheets
• Native CAD/Revit files plus flattened PDFs
Key points
– Modern aesthetic inside and out—clean lines, large glazing, open-concept main floor.
– Drawings must satisfy residential code requirements (IRC/IBC, local amendments) and be permit-ready on first submission.
– Coordinate all trades so there are no field clashes; BIM clash detection preferred.
– Include a brief revision window for any feedback from the permitting office.
I’ll provide the survey, rough room program, and any local zoning notes as soon as we start. Expect prompt answers to RFIs so we can keep momentum. If your PE license is out-of-state, confirm you can perform a peer review or secure a local stamp before bidding.
