Complete Texas Home Design Package
Budget: $1,500 – $3,000 USD
Need architect and engineer all in one service permit ready for Texas I'm starting my new Craftsman-Texas-modern home on an empty lot and want one expert team to carry the project from first site walk all the way to approved permits. I don’t want to manage separate architects, engineers, and drafters—I’m after a single, soup-to-nuts service that hands me a permit-ready plan set and a supplier-ready materials list.
Scope
The job opens with a full site evaluation that looks at topo, setbacks, utilities, drainage, and Texas code requirements. From there I need structural design—including foundation, framing, wind-load and shear calculations—integrated into a complete architectural package that reflects the Craftsman-meets-modern aesthetic I’m after.
Deliverables
• Site analysis report with recommendations
• Stamped structural and architectural drawings (PDF + editable DWG/Revit) covering floor plans, elevations, sections, roof, electrical, plumbing, and HVAC coordination
• Engineering calculations and notes required by Texas authorities
• Permit application set formatted for my local jurisdiction (city/county)
• Comprehensive material take-off and ordering sheet broken down by trade, ready to email straight to suppliers and subs
Acceptance
The plans must pass local review without revision, and quantities in the material list need to reconcile with the drawings. I’ll release final sign-off once the permit is issued.
Tools you prefer are fine—AutoCAD, Revit, BIM 360, or similar—so long as the final files meet the criteria above. If you have Texas residential experience and can commit to timely revisions during plan check, I’d like to hear how you’d tackle the project and see samples of similar work.
