Childcare Facility Design
Budget: $250 – $750 USD
I am seeking limited-scope professional services to prepare Bureau of Fire Services
(BFS)–compliant life safety floor plans for a child care center located within an existing church
building in Michigan.
This project is for licensing approval only (no structural changes planned) and is currently at the
final BFS Plan Review stage. BFS has requested revised, professionally drafted plans in order
to grant approval and schedule the fire inspection.
Scope of Services Requested:
1. Scaled, legible floor plans of the portion of the building to be used as a child care
center (four classrooms only), including:
Wall lengths and room dimensions
Door widths and door swing direction
Stairways and vertical openings
Landings and exit discharge points
2. Life safety / egress information, including:
Identification of all exits serving the child care spaces
Measured travel distances from each classroom to exits
Confirmation of compliance without reliance on a sprinkler exception
3. Room and occupancy data, including:
Age group assigned to each classroom (infant/toddler/preschool)
Usable square footage per room
Calculated occupant load per room
4. Code clarification elements, including:
Identification of first floor vs. basement use (child occupancy limited to approved
floors)
Identification of any hazard areas (kitchen, mechanical, storage) and required fire
separations
Notes indicating rated walls/doors where applicable
5. BFS submission readiness, including:
Drawings suitable for submission through Michigan’s Accela system
(If required) professional seal per Rule 510 of the Child Care Licensing Rules
Optional but preferred: assistance drafting a brief response letter addressing BFS comments
