CDC-Compliant Commercial Floorplan Draft
Budget: $250 – $750 AUD
I’m preparing a Complying Development Certificate (CDC) submission and need a clear, professionally drafted architectural floor plan focused solely on the commercial areas of the project.
I can provide the CAD file for the building, vectorised floorplan with new works measured and annotated, and the overall site plan. I can also provide images of the completed works.
Please note this is to tick a box for us for our CDC. All works are complete and to BCA standards, which have been signed off by our builder, glazier, and electrician.
Scope (extracted from CDC Certifier checklist)
5.1 Provide a copy of Architectural Plans (labelled 'Issued for Construction') prepared by a qualified
architect or building designer incorporating all design modifications to satisfy Planning and BCA
requirements.
All Architectural Drawings for a CDC application must include:
• a site plan showing the location of the land the tenancy is located on
• existing and proposed floor plans showing the entire floor plan (incl. stairways),
exits, hydrant and hose reel locations
• requirements of any existing Fire Engineered Performance Solution
BCA Design Modifications (NCC 2022 Vol 1, Amendment 2)
• Clause C2D11: Provide a notation that all floor wall and ceiling linings will comply with
Clause C2D11 of the BCA and Specification 7.
• Clause C4D15: Provide a notation that any service penetrations through fire-rated building
elements will consist of a tested system achieving the required FRL in accordance with
Clause C4D15 of the BCA and AS 1530.4-2014.
• Clause D3D16: Indicate all door thresholds as having a level transition not incorporating a
step or ramp at any point closer than the width of the door leaf. Unless the door opens to
a road or open space then indicate a threshold or step ramp complying with AS 1428.1-
2021.
• Clause D3D26: Provide a notation that all door hardware will consist of “d-type” door
handles located between 900mm – 1100mm above the finished floor level and will be
readily openable without a key from the side that faces a person seeking egress.
• Clause D4D3: Indicate the following requirements from AS 1428.1-2021:
• Clause 10.1: Provide a notation that all doorways will have a minimum colour
luminance contrast of 30%.
• Clause 10.2: Indicate all doorways achieving a minimum clear width of 850mm
(show measurements on plans).
• Clause 10.3: Indicate latch and hinge side clearances to each doorway (show
measurements on plans).
• Clause E1D14: Provide a notation that the portable fire extinguishers will comply with Clause
E1D14 and AS2444-2001.
• Clause E4D2: Provide a notation that emergency lighting is to be installed in accordance
with Clause E4D2 and AS 2293.1-2018.
• Clause E4D5: Indicate exit signs being installed with a notation the exit sign will be installed
in accordance with Clause E4D5 and AS 2293.1-2018.
Deliverables
1. PDF drawing ready for lodgement.
2. Source CAD file (DWG or RVT) so I can edit details later if required.
3. One round of revisions to fine-tune annotations, dimensions, or minor layout tweaks.
