Title: Pennsylvania-Licensed Architect Needed for Small Residential Renovation & Addition Projects — Sign & Seal Required

Project Overview:
I am looking for a Pennsylvania-licensed Architect to review, refine, and sign/seal architectural drawings for small residential renovation and addition projects. We produce the initial plan sets in-house (draftsperson), and need an architect to review them for code compliance, completeness, and accuracy before permit submission.

Projects typically include:

Small additions (1–2 stories)

Interior renovations

Reconfiguring layouts, bedrooms, bathrooms

Kitchen/powder room relocations

Stair modifications

Residential rowhome projects (Philadelphia)

Single-family suburban renovations

Basement alterations (including partial lowering)

Scope of Work

The selected architect will:

Architectural Review

Review plans created by our draftsperson

Ensure compliance with 2021 PA UCC, IRC, and local municipal requirements

Evaluate room layouts, egress paths, stairs, and code clearances

Confirm dimensions, sections, elevations, and notes are complete

Provide markups/redlines with required corrections

Coordinate with draftsperson for revisions

Provide final signed and sealed drawings (digital seal acceptable)

Philadelphia L&I Forms (Preferred, Not Always Required)

Sign zoning refusal letters or adjustments when needed

Provide Design Professional in Responsible Charge (DPRC) forms if applicable
(Our structural engineer will handle Special Inspections, but the architect may be listed on the DPRC form depending on project.)

Requirements

Active Pennsylvania Registered Architect (RA) license

Experience with small residential renovations and additions

Comfortable signing and sealing architectural drawings

Familiarity with Philadelphia L&I preferred

Ability to work from PDF plan sets and return electronic deliverables

Strong communication and reasonable turnaround time

Ability to coordinate with our structural engineer when needed

Turnaround & Project Load

Ongoing work — multiple small projects per month

Typical turnaround: 3–5 days for plan review, longer if revisions are extensive

Rush projects available (paid premium)
