Architect NYC Nursing Facility Laundry

Budget: $250 – $750 USD

I’m adding an in-house laundry dedicated to residents’ linens, towels and clothing inside an operating nursing facility in New York City. The new room must sit directly beside our existing utility core and be fully compliant with all NYC Building and Fire Codes as well as Department of Health requirements for skilled-nursing occupancies.

The space needs to accommodate commercial-grade washers and dryers, a generous folding counter and secure storage for detergents and supplies. A new natural-gas line, combustion-air provision, dryer exhaust and any triggered life-safety upgrades have to be shown clearly and coordinated with the MEP engineer.

Deliverables
• Code-compliant architectural plans (schematic through IFC) stamped for DOB filing
• Gas-line routing and utility tie-ins coordinated with a PE
• Infection-control and DOH narrative illustrating fire-rating, drainage, ventilation, clearances and ADA access
• DOB/DOH filing support, responses to objections and tracking through approval
• At least one construction-phase visit and final sign-off documents
