Archicad BIM Model Reorganization for Quantity Takeoff (Residential Building)
Budget: €250 – €750 EUR
We are looking for an experienced BIM specialist with strong expertise in Archicad to reorganize and optimize an existing model of a multi-family residential building.
The model is already developed and includes a defined set of construction elements and finishes. However, it is not properly structured for BIM workflows or accurate quantity takeoffs.
The objective is to reorganize and parameterize the model to ensure consistency, data reliability, and precise extraction of quantities.

Approx. 600 m² per floor
Total of 47 apartments
Existing Archicad model (.pln)
Existing Information (Already Defined)
The project already includes detailed specifications for:
Floor finishes
Wall coverings
Sanitary fixtures
Carpentry elements
Structural system in CLT (Cross Laminated Timber)
Wall build-ups fully defined
The task is not to define materials, but to correctly structure and assign them within the BIM model.
Scope of Work
The selected freelancer will be responsible for:
Reorganizing model structure (layers, stories, element hierarchy)
Cleaning and correcting inconsistencies
Ensuring all elements are properly modeled (no 2D workarounds)
Applying consistent BIM classifications
Assigning and structuring properties based on existing specifications
Ensuring materials and systems are correctly parameterized
Structuring the model for reliable quantity takeoffs
Setting up detailed schedules for:
walls (by type and composition)
slabs
finishes (floor and wall)
doors and windows
sanitary elements
carpentry
areas per apartment
Organizing all elements by apartment units (47 units total)
Structuring View Map and Model View Options
Deliverables
Fully reorganized Archicad (.pln) file
Accurate and structured quantity takeoff schedules
Clear BIM logic and classification system
(Preferred) Reusable template or workflow structure
Requirements
Proven experience with Archicad
Strong BIM methodology knowledge
Experience with quantity takeoffs and structured data
Ability to work with predefined construction systems (CLT, finishes, etc.)
High attention to detail
