I’m looking for a freelance developer to help build an MVP of PropertyBooks — a lightweight, easy-to-use property accounting tool for small landlords (5–50 properties). The app should allow landlords to track income and expenses for each property, view dashboards, and generate tax-ready reports — specifically tailored for the Australian tax system.

Key Goals:

Simplicity and clarity (think: rent in, expenses out, net cash flow per property)

Tax-ready output compatible with ATO requirements (including depreciation, loan interest, repairs, council rates, etc.)

Core Features Required:

User login and secure account creation

Ability to add/edit properties

Manual transaction entry or CSV upload

Categorize expenses (e.g. rent, mortgage interest, repairs, insurance)

Property-level dashboards: rent vs expenses, cash flow, ROI

Generate ATO-friendly reports to help with tax time (exportable PDF)

Stretch Goals (Optional for MVP):

AI-assisted categorisation

Bank feed integration via Basiq (AU) or similar

Property performance insights (e.g. yield changes, rent under market)

What I’m Open To:

No-code/low-code devs (Bubble, WeWeb, Glide)

Full-stack devs using React/Vue + Firebase/Supabase

Devs who understand small business or landlord tax requirements in Australia are a big plus.
