WordPress Developer: Real Estate Site with Vacation Rental Direct Booking & Hive MLS (IDX)

Project Overview: We are Legacy Real Estate Group, a real estate and property management firm based on the Crystal Coast of North Carolina. We are looking for an experienced full-stack WordPress developer to build a new, comprehensive website. The platform must handle property sales, showcase annual rentals, and feature a fully functional direct-booking engine for our vacation rentals.
Core Functionalities Required:
Vacation Rentals (Direct Booking & Channel Sync):
A robust direct online booking system for our short-term vacation rentals.
Critical Requirement: Real-time, two-way calendar synchronization (via API or iCal) with VRBO and Airbnb to automatically block dates and prevent double-booking.
Secure payment gateway integration (Stripe/PayPal) to process bookings directly.
Dynamic pricing capabilities to accommodate seasonal rates, weekend premiums, and cleaning fees.
Phase 1 Booking Infrastructure: "At launch, we will be managing a smaller portfolio (under 20 properties). We do NOT want to integrate a heavy SaaS Property Management System (like Guesty or OwnerRez) right now. The booking framework must be fully native to WordPress (we prefer robust solutions like MotoPress Hotel Booking, WP Rentals, or HBook). The system must utilize two-way iCal synchronization to sync calendars with Airbnb and VRBO. The architecture must be built so that when we eventually scale and migrate to a dedicated Channel Manager in the future, we can easily embed their widgets without having to rebuild the site.
IDX / MLS Integration (Sales):
Seamless integration with Hive MLS (Carteret County Association of Realtors).
Hive MLS utilizes the Flexmls platform, so proven experience with Flexmls SPARK API, IDX Broker, or similar approved IDX WordPress plugins is mandatory.
Features should include an interactive map-based search, saved searches, and optimized lead-capture forms.
Annual / Long-Term Rentals:
A dedicated section to display our available long-term properties.
Needs to include property galleries, detailed descriptions, and embedded (or downloadable) application forms.
Design & UX:
A clean, modern, and mobile-first design.
The aesthetic should reflect a professional yet welcoming coastal vibe, matching our Eastern NC market.
Fast page load speeds and fundamental on-page SEO optimization.
Developer Qualifications:
