We are a US-based mortgage and title services company looking to hire an experienced developer/team to build an automation solution for Mortgage Title Search operations.
Our goal is to automate and streamline the title search workflow used in the US real estate lending industry.

Project Overview
We want to develop a system that can automate parts of:
• Property Title Search
• Chain of Title Review
• Deed and Mortgage Document Extraction
• County Records Data Pulling
• Tax & Lien Search Integration
• Automated Report Generation (Title Commitment Style Output)
This will be a long-term project with ongoing enhancements.

Key Features Needed
Workflow automation for title search process
Integration with county websites / public records portals
OCR + Document Parsing (PDF deeds, mortgages, assignments)
AI-based data extraction (grantor/grantee, legal description, book/page)
Rules engine for title exceptions and requirements
Report generation in Word/PDF format
User dashboard for order tracking and QC

Required Skills
We are looking for developers with experience in:
• Python / Node.js / Java (any strong backend stack)
• Web scraping & automation tools (Playwright, Selenium, Puppeteer)
• OCR tools (Tesseract, AWS Textract, Azure Form Recognizer)
• AI/ML or NLP for document understanding
• Database design (PostgreSQL/MySQL)
• Cloud deployment (AWS/Azure/GCP)
• API development and integrations

Industry Experience (Preferred)
Prior experience in any of the following is a big plus:
• Mortgage Lending Technology
• Title Insurance / Title Search
• Real Estate Document Automation
• Loan Origination or Closing Systems (LOS integrations)

Deliverables
• Working prototype/MVP within 60 days
• Scalable architecture for automation
• Secure system design (SOC2-friendly approach preferred)
• Documentation + Support for enhancements
