# **Project: Airbnb & VRBO Listing Setup & Booking Monitoring for Timeshare Properties (Fixed Dates)**
## **Project Overview**
We are seeking an experienced freelancer to set up, publish, and actively monitor Airbnb and VRBO listings for three timeshare-owned properties in different locations.
These are fixed-date timeshare weeks, not flexible rentals. Accuracy, platform compliance, active follow-up, and preventing double bookings are critical.

## **Important Requirement – Three Separate Bookings**
This project involves three separate properties. Each property requires its own individual booking, potentially by different travelers or families.
This is not a one-time posting job. The freelancer must remain active on the project until all three properties are successfully booked. Each booking may occur at a different time, and continuous monitoring is required until all bookings are completed.
The freelancer must:
* Stay active and connected until all three bookings are completed
* Continuously monitor all listings after they go live
* Follow up regularly until each property is booked
* Notify us immediately when any booking is confirmed on either platform
* Provide regular booking status updates
Preferred notification method: WhatsApp
Once a booking is confirmed, we will take over all guest communication and further handling.

* Total listings: six separate listings (each property listed individually on each platform)

* Airbnb and VRBO login or co-host access
* Official resort photos and/or our own photos
* Sample descriptions and resort details
* Exact check-in and check-out dates
* Fixed weeks only
* Seven nights, Saturday to Saturday
* Cost per night and target weekly pricing
* List of amenities and property highlights

## **Your Responsibilities**
### **1. Listing Setup**
* Create and publish listings on Airbnb and VRBO
* Upload, organize, and professionally format photos
* Convert provided descriptions into professional, SEO-optimized listings
* Complete all listing sections, including amenities, house rules, and property highlights
* Ensure listings are fully platform-compliant, especially for timeshare stays

### **2. Calendar & Pricing**
* Lock availability strictly to the fixed timeshare dates
* Ensure no additional dates are bookable
* Enter pricing exactly as provided
* Turn off Smart Pricing and all auto-pricing on both Airbnb and VRBO

### **3. Prevent Double Booking**
* The same fixed week will be listed on Airbnb and VRBO
* Set up calendar syncing (iCal) or manually manage blocking
* If a booking occurs on either platform, immediately block availability on the other platform and notify us

### **4. Monitoring & Notification**
* Actively monitor all listings after publishing
* Continue monitoring until all three properties are booked
* Notify us immediately when any booking occurs
* WhatsApp is the preferred notification method

## **Revisions**
* Minor revisions after publishing must be included, such as photo reordering, description edits, pricing corrections, and amenity updates
* Please specify how many revisions are included

## **Access & Ownership**
* Full ownership and control of all listings remain with us
* Co-host access must be removed upon request after bookings are completed
---
## **Timeline**
* Listings must be completed within two to three business days after receiving all required details
* Monitoring continues until all three bookings are completed
---

* One-time fixed fee
* Quote must cover all three properties and six listings, including active monitoring until all bookings are secured
